Real Estate Transactions and Financing

A significant component of Black Helterline’s practice involves commercial real estate transactions for multifamily, retail, commercial, mixed use and industrial properties. We provide resources, counseling, negotiation and documentation for letters of intent, purchase and sale agreements, commercial leases, ground leases, subordinations, options, and similar transactions in Oregon, Washington and California. These activities include support of clients in due diligence activities (environmental, title, easements, property taxation, licensing, permitting and insurance).

Black Helterline’s attorneys routinely assist clients in structuring and closing IRC Section 1031 exchanges (forward, reverse and construction) of all sizes. This work includes tenancy-in-common arrangements among separate owners.

We provide representation to clients obtaining purchase money financing and refinancing of income property loans from local lenders, conduit lenders and private parties.

We have experience in helping clients structure leases on public lands and waterways, and development agreements with local governments.

The firm also represents local community banks in complex real estate and non-ordinary collateral lending transactions.
